Since the state knows this to be true, both NC and SC have regulated that all crawlspaces need to have a vapor barrier. From our experience this just isn't enough. We've found most vapor barriers to be too thin, torn apart by the various trades that have worked in the crawlspace and cut far too short of the wall and penetrations. All these gaps in the barrier and the fact that it isn't sealed to the wall allow bugs, odors, moisture and radon gas to enter the crawlspace.


You might be asking yourself why it's a problem if all this is in my crawlspace. More than half of the air in your home comes from your crawlspace! It's shocking how much air circulation there is between your crawlspace and inside air. All that humidity in the crawlspace encourages mold and mildew, who's spores end up floating around your living space above the home.


Another issue with homes built with just a vapor barrier in the crawlspace is the fact that they have vented crawlspaces. Their purpose is to help the crawlspace circulate air and prevent moisture build up. Unfortunately, a passive system only works under ideal conditions. The south is so humid in the summer that no matter how many vents a crawlspace has, it will stay too moist. That humid air causes the perfect environment for mold, mildew, wood rot and termites to grow on the wood joists under your home.


The solution to all of these issues is an encapsulated crawlspace. We install a woven, double strand fiber reinforced liner that is 12-20 mils thick across the entire crawlspace, walls and around any penetrations. All seams are taped and all penetrations are sealed. The liner is sealed against the wall ensuring that anything under the liner stays under the liner.


The last step in this process is to install a dehumidifier to control the air under the crawlspace. You'll notice your homes smell will improve, your wood floors and trim won't expand like before and your homes structure will be less prone to movement.
